INNOVATIVE DEVELOPMENT TEMPTING BUSINESSES TO COVENTRY

Innovation and sustainability will play a major part if further government departments are to re-locate to Coventry, says a major development firm.
MCD Developments believes that innovation and sustainability are at the forefront of what we do and have become a requirement for many people wishing to take new office space.
We at the forefront of regeneration and sustainable development and have bought their skills to Coventry in the form of Earlsdon Park, an exciting development based on the edge of the city centre.

Following the Lyons report in 2004 where Sir Michael Lyons said that government departments had identified some 20,000 jobs which could re-locate from London and the South East, Earlsdon Park has already attracted the QCDA (Qualifications and Curriculum Development Authority) to the city, making them the first government department to re-locate outside of London.

The QCDA building boasts an BREEAM Excellent rating (BRE Environmental Assessment Method) with ground source heat pumps as well as reduced carbon dioxide emissions, rainwater harvesting and natural light and ventilation methods. Andrew Hall, acting chief executive of QCDA, said: “A major condition of QCDA in taking space in Earlsdon Park was that our building should be sustainable. I am delighted that MCD has achieved an Excellent rating from the BRE for the low environmental impact and sustainable design of our new Earlsdon Park offices.

Work will shortly be starting on the next phase at Earlsdon Park which will provide great opportunities for businesses.
The re-development of the old City College building at Earlsdon Park, being undertaken by MCD Developments, will begin before the end of this month with completion due at the end of 2010.
The existing college building will be converted into a mixed-use development with the intention of attracting major employers to the area.

A Premier Inn Hotel will be housed on the top two floors of the building providing a much needed 100 bed hotel right at the heart of Coventry.
The first floor will contain 2,000 square metres of office space which is being created with a view to provide a bespoke office environment with the occupier’s choice of specification and fittings.
The ground floor will consist of 14,000 square metres of retail space which can be sub-divided into five separate retail units. The existing Albany theatre, at the heart of the project will be reinstated and extended. As well as returning to its former glory as a popular 650 seat theatre, it will also provide auditorium facilities for conferences and seminars.
The college building sits at the heart of an already thriving development, and we are excited to have already begun negotiations with several potential occupiers. We are urging anyone who is interested in finding unique, centrally located office space to act quickly.
