Earlsdon Park Offices, Leisure & Retail Development
City College, Coventry relocated from their three legacy sites to Swanswell Education Zone. Executive team were involved on the largest of the old college sites and have secured a detailed planning consent for it.
This significant scheme will be formed around the existing neo classical college building, dating back to 1935, which will be restored to include offices, restaurants, bars and cafes all surrounding the stunning art deco theatre which sits in the heart of the scheme. A new piazza area will be created around the theatre providing space for outdoor seating areas for restaurants.
The site has secured The Dept of Education in a major relocation to the city. They took occupation of 65,000 sq ft of BREEAM excellent, prime office space in July 2009. This first phase also included car parking, leisure facilities and an impressive 3,000 sq ft reception area making it the largest city centre transaction in five years.
This new office building achieved a BREEAM Excellent rating and includes one of the first ground source heat pumps built on a commercial scale in the UK. Other sustainable features include rainwater harvesting and a central atrium bringing natural light and ventilation into the centre of the building.
With our expertise in complex and sensitive sites, MCD’s executive teams have committed to restoring and refurbishing the existing neo-classical building as the next phase of development due to complete in November 2011. The top floors of the building will be a 100-bed Premier Inn with offices, leisure and retail on the lower floors.
The remaining phases of the 7.5 acre site will be developed out into a vibrant, mixed-use development including a retirement scheme, family homes and apartments (of which nearly 50 have been completed and are occupied), plus further high quality office accommodation, restaurants and bars. The much loved community theatre will also be retained and restored to take its rightful place at the heart of the scheme.
With the first commercial building now fully occupied, Earlsdon Park is set to be an iconic scheme with a vibrant atmosphere creating a further gateway into the city.
Earlsdon Park is a mixed-use development based at the former City College site along the Butts Road. It will contain over 500 residential apartments, office space, leisure and retail as well as two multi-storey car parks.
The scheme highlight MCD’s executive teams sustainable roots and is helping to drive Coventry’s aspirations for sustainable regeneration.
